Benefits of new construction

New construction is not for everyone, but many people see what there is to offer with a new home and make the decision to purchase something new.  Below are some of the reasons:

  • Everything is new in the home with less chance of repairs needed soon.
  • Owners will have builder and manufacturer's warranties to cover various components of the home for a certain period of time.
  • If you build or purchase in the beginning stages, you will most likely be able to make personal choices to "make the home yours."
  • Depending on the timing and nearby homes, if you build, you can pick your lot and the exterior look of your new home.
  • Most new homes are located in master-planned comunities with amenities and activities.  These vary as to the types and amounts depending on the size of the community usually and include everything from a pool, playground and some hiking paths to multiple amenity centers with additional pools, club houses, tennis courts, pickleball, miles of hiking and biking paths and abundant planned events for all ages.  
  • Neighbors are likely to want to find friend since evryone is fairly new to the area.
  • Floorplans have more modern open designs with home offices, downstairs media rooms, etc.
  • The most up-to-date energy efficient features will be included to save up to 40% to 50% on heating and cooling compared to older homes.  There is also some water conservtion in new homes.
  • New homes are usually in areas of high growth where good appreciation is likely.

Things to know when buying new construction

Buying a new home is not really more complex, it is just a different process.  Below are answers to a few of the most frequently asked questions you might have:

  • Builders do not have to have a license in Texas.
  • Builders and REALTORS have a good relationship in our market.  They know that we have good, qualified buyers and they want us to show and sell their homes.
  • In almost all instances, the builders will pay compensation to the agent who represents the buyer.  Rrely is the price of the home related to whether there is a REALTOR compenstion or not. 
  • Builders will take earnest money and the amount varies from builder to builder, but most of the contracts state that it is non-refundable - even if you cannot get your loan, loose your job or other reasons.  They will make a determination about if they will waive that or not keep all of it on a case-to-case basis.  So, it is important to get financing confirmed up front. 
  • Most builders will ask you to apply for financing with their preferred lender.  You are free to use who you want, but you have to get pre-approved by their lender. 
  • In the new construction market today, some builders have incentives for buyers.  This is usually in the form of money to use toward the design center if you build and/or toward your closing costs and/or to use to buy down the interest rate.  
  • Most times you have to use the builder's preferred lender to get the incentives for closing costs and/or buydowns.
  • Not too long ago, builders did not negotiate at all, but at this time, some of the builders will negotiate on their price.  You will not pay more if you use us to represent you...in fact we may be able to get more off than you might on your own. 
  • At this time, most builders do not have wait lists.  If a new phase is getting ready, they might take names of intrested buyers before they can sell homes in that phase.
  • Depending on the time of year and the situation of a particular home, builders might negotiate more off a home they are building or that is ready than many homeowners will negotiate off.
  • Builders will ususally price a home lower or negotiate more if the home is complete or nearly complete when they have a better understanding of the actual cost to build.
  • Although in most communities at this time there are homes being built as "specs", if you choose to build from picking your lot and your plan, it will take anywhere from 8 months to 10 months to build most homes.  The larger, more complex and more expensive the home is, the longer it takes.
  • Some builders have a policy that if they have started to build a home and pre-selected the cosmetic options, there can be no changes.
  • If you decide to build a home and are not local, you will have to make a trip or two back to meet with the builder and go to the design center.  You will also have to come here approximtely 10 days to 2 weeks before closing to do a "punch list" walk-through.  Sometimes we can do this on your behalf, and sometimes it is not allowed, depending on the builder.

Yes!  You need to have representation more than ever with new construction.  Below is information about how The McCrory Team can help you with new construction:

  • They will find new homes for you to consider that meet your criteria and send you information about them.

  • The sales representative for any particular company is only trying to sell you his home...Susan and Thomas will show you all builders and give you information and pros and cons about all the communities and homes you see.
  • They always hope that everything goes smoothly, but if it doesn't, they will be your advocate to resolve situations to your satisfaction.  Having had over 35 years experience selling new construction, The McCrory Team has learned the best ways to approach issues with builders when needed.
  • Another benefit of their years of experience with new construction is that they know many of the sales people and even people higher up in the organization.  Some of the builders here are local and have been building in the area for many years and they have have good relationships with their representatives.
  • Susan and Thomas will be with you when you discuss purchasing your home with the builder.  They will show you the available homes, discuss pros and cons so that you can make an educated decision, negotiate your contract and go over the contract with you.  In most cases you will sign your contract via docusign.
  • Susan and Thomas will go with you to any builder and design meetings as well as any walk-throughs.  they will attend closing with you.

 

And, one final very important thing...If you are interested in new construction, call Susan and Thomas first!  If you go into the model without them, they may not be able to be paid compensation by the builder.  Some of the builders require a buyer's agent to acompany you and register you the first time you go to the model.  All of this can be discussed in more depth when your first talk to Susan and thomas and if you decide you want to consider new construction, they will set up appointments to take you to the builder's models and introduce you to the sales person.
